Where the Riviera is, and why it matters

Thessaloniki sits at the head of the Thermaic Gulf, a wide, sheltered bay that opens south towards Halkidiki and the open Aegean. The city's own waterfront faces west; the coast that runs south-east from the airport — Perea, Neoi Epivates, Agia Triada, then on towards Epanomi — faces back across the water at the city. Locals call this stretch the Thessaloniki Riviera. It is where the city swims in summer, where it eats fish on Sunday, and increasingly where it chooses to live.

Two things make the location unusual for a beachfront resort. It is close: the airport is ten minutes by car, the city centre twenty-five, and the first beaches of Halkidiki thirty. And it looks at something. Most Greek beaches face the horizon; the Riviera beaches face the skyline of a city of a million people, which means the evening light here is a view rather than a sunset.

Agia Triada: the village, the beach, the marina

Agia Triada is a seaside village in the municipality of Thermaikos, about 25 km from the centre of Thessaloniki. It grew as a summer place — small houses, a long sandy beach, a fishing harbour that has become a small marina — and in the last fifteen years it has become a year-round suburb for families who want the sea and a short commute.

The beach is the point. It is sandy, it shelves gently, and because the gulf is sheltered the water is usually calm. Along the shore there are tavernas, beach bars and a promenade; behind it, the village has schools, a pharmacy, supermarkets and the everyday services of a place people actually live in. This is not a resort enclave in an empty landscape; it is a working village with a long beach, which is exactly why ANATOLIKO is here.

Getting around: airport, city, water taxi

Makedonia Airport (SKG) is the closest airport to any beachfront project of this scale in northern Greece — about ten minutes by car from Agia Triada. It has year-round connections across Europe and a dense summer schedule. Arriving at lunchtime and swimming before dinner is realistic rather than aspirational.

The city centre and the waterfront are twenty to thirty minutes by road depending on the hour. ANATOLIKO adds a second route: a water-taxi pier on its own beach, with an electric boat to the city's waterfront planned at roughly twenty minutes across the gulf. It is the way the city was always meant to be reached from here — by sea, straight to the promenade — and it turns an evening in town into a short crossing rather than a drive.

Halkidiki, with its three peninsulas and the best-known beaches in northern Greece, starts about half an hour south. Owners get the Riviera on weekdays and Halkidiki on weekends, without living on a peninsula an hour and a half from the airport.

A year on the Riviera

The season is long. The sea is swimmable from late May to mid-October; the beach bars open at Easter and close in November. Spring and autumn are the locals' favourite months — warm, quiet, and the city's restaurants at their best. Winter is mild by northern-European standards, with the gulf at its most photogenic in clear January light.

Thessaloniki itself is the reason the Riviera works as a place to live rather than visit: a university city with a serious food culture, a film festival, a Byzantine and Ottoman fabric that the city wears lightly, international schools and private clinics within fifteen to twenty minutes of Agia Triada, and an airport that keeps the rest of Europe close.

Where ANATOLIKO sits in it

ANATOLIKO is being developed directly on the sand at Agia Triada: 238 residences in five types — beachfront villas, duplexes and apartments in three clusters around water gardens — and a 150-room hotel in the shape of a wave, with its beach club, pools, spa and the services that the residences share. The masterplan is by Diarchon Architects and the project is in development; every image is an artist's impression and the details are confirmed at private previews.
