ANATOLIKO is not a development with a beach; it is a beach with a resort behind it. Three clusters of homes around water gardens, a row of villas on the sand, a five-star hotel in the shape of a wave — and the city skyline across the gulf for the evening light.

Three clusters, each around its own water garden.

Each cluster is a small neighbourhood: a central canal with stepped pools, duplexes and residences along it, and a low apartment building at the head. Between the clusters and the sand runs the row of beachfront villas.

  1. The first cluster from the village side: type B duplexes and type C residences around the canal, apartments at the head.

  2. The largest: the long water garden with stepped pools and the densest mix of types B, C and D.

  3. Closest to the hotel and its beach bar; apartments D and E at the head.

  4. Twenty-five type A villas in first row to the sand, each with a private pool and garden.

  5. The wave hotel and its garden pools, south-east of the clusters, with its own beach bar in front.

The beach

A private beach, two beach bars, one pier.

The whole front of ANATOLIKO is sand. Sunbeds and cabanas for residents, a beach bar along the homes and another in front of the hotel, and the pier where the electric water taxi leaves for the city.

Five ideas that shape ANATOLIKO.

Preliminary study, January 2026. The language is consistent across villas, duplexes and hotel: horizontal planes, vertical slats, water and light.

  1. Houses are stacked boxes that step back from the garden, so every level gets its own terrace and the block never reads as a wall.

  2. Slats shade the glass on the street side and turn the façades into a rhythm of light and shadow, warm at dusk.

  3. Deep roof frames float over the terraces — shade in summer, a frame for the sea in the evening.

  4. Each cluster is organised around a canal with stepped pools; the water is the street.

  5. Lines of light along every floor — on the hotel's curve and along the houses' edges — make the night view the signature image.

When can I see prices and availability?

At a private preview. ANATOLIKO does not publish prices online; the sales team shares the price list, availability and payment schedule in person or by video call.

Is ANATOLIKO built, or a plan?

It is a project in development from a preliminary study by Diarchon Architects (January 2026). All images are artist's impressions; the final design may change. Phases and timing are shared at previews.

Can I rent my residence out when I am away?

Yes — a rental-management programme run by the hotel is planned for residents who wish it. Terms are presented at previews.

How far is it really from Thessaloniki?

About 25 minutes by car from the city centre, 10 from the airport, 30 from the first beaches of Halkidiki — and about 20 minutes to the waterfront by the electric water taxi.

Do the residences qualify for Greek residence by investment?

Some units may meet the current thresholds; eligibility depends on unit, price and law at the time. We confirm per unit at previews, and applications are handled by licensed lawyers — not by us.
