A resort-branded residence is a private home that sits inside a resort run by a hotel operator. You own the residence outright; the hotel runs the estate around it. The distinction matters because the services you would normally arrange yourself — housekeeping, maintenance, security, someone to meet a guest at the door — are instead organised by a single operator whose standards are set by the hotel next door.

At ANATOLIKO, on the Thessaloniki Riviera, that anchor is a wave-shaped hotel with 150 rooms, designed to five-star standards, and 21 hotel apartments, a rooftop infinity pool, spa, restaurants and a beach club. Around it sit 238 residences in five types, from the beachfront villas on the first line to the sand to garden duplexes and apartments arranged in three clusters around water gardens. Resident services are planned to be operated by the hotel across all of them, so a two-bedroom apartment and a three-level villa draw on the same concierge desk.

Concierge, housekeeping and arrival preparation

The most visible service is the concierge. At ANATOLIKO it is planned as a 24/7 desk, reachable in person, by phone or through the owner app. In practice it is the single point of contact for everything from a dinner reservation in the city to a technician for a shutter that will not close.

Housekeeping and linen follow the hotel's own routine rather than a private cleaner's diary. You decide the frequency; the operator supplies the staff, the products and the laundry cycle. Key-holding and arrival preparation close the loop: you tell the concierge when you land, and the residence can be aired, the essentials in the fridge and the pool clean before you turn the key — the exact scope is one of the first things to confirm at a preview. Dining at home, with meals from the hotel's restaurants served in your own kitchen or on your terrace, belongs to the same planned menu of services.

Maintenance and security while you are away

A beachfront home works hard even when it is empty. Salt air, sun and wind act on timber, metal and render; a private pool needs its chemistry and filtration checked whether or not anyone swims. Add roughly 10 minutes to the airport by road, 25 minutes to the city centre and 30 minutes to the first Halkidiki beaches, and the logic of the location becomes clear: you can be in the city for dinner and back on the sand without relying on a car.

It is a small thing that signals a larger one — that the operator expects to be accountable to you from the first day.

Before you commit to any resort-branded residence, ask the following, and ask for the answers in writing. What exactly is included in the standing service charge, and what is billed per use? How is the charge calculated, and how and when is it reviewed? Who holds the keys, and under what protocol? What are the rental programme's terms if you opt in, and can you opt out later? What service levels apply outside the summer season? Which services does the hotel operate directly, and which are subcontracted? All of these are confirmed at private previews rather than in a brochure, which is where they belong.
